Power Washing in Northern Virginia

Siding, decks, fences, walkways and patios washed the right way: low pressure on delicate surfaces, the right cleaner for mildew and algae, and no water forced behind your siding.

What We Wash

Vinyl, fiber cement, brick, stucco and wood siding; decks, fences and pergolas ahead of staining; concrete driveways, walkways, patios and pool decks; and the green streaks on north-facing walls and under gutters that Northern Virginia's shade and humidity produce every year. Power washing is offered on its own as an annual clean-up and as the first step of every exterior painting and deck staining project we do, because no coating bonds to dirt, chalk or mildew. For businesses we wash storefronts, building facades, dumpster pads and sidewalks. Roof cleaning is not part of our service, and we never use high pressure on a surface that cannot take it.

How We Wash

The method depends on the surface. Siding gets a soft wash: a low-pressure rinse with a house-wash solution that kills mildew and algae, then a fresh-water rinse from the top down so streaks do not form. Water is never aimed upward into siding laps, soffits or window seals, which is how careless washing ends up inside a wall. Decks and fences are washed at low pressure with a wide tip so the wood fibers are not torn. Concrete and pavers get a rotary surface cleaner for an even result without stripes. We wet plants before and rinse them after, and cover windows, fixtures and outlets. When painting or staining follows, we let the surfaces dry fully first.

What to Expect

Most homes are washed in a single visit, and the results show immediately: mildew streaks gone, siding back to its real color, concrete several shades lighter. We ask you to close the windows, move cars and patio furniture, and keep pets inside while we work. Outdoor outlets and light fixtures are covered, and any loose or damaged siding is pointed out rather than blasted. If the wash is the first step of a paint or stain project, the crew returns once the surfaces have dried; if it is a stand-alone clean-up, we walk the property with you before we leave and rinse the driveway and walkways on the way out.

Frequently Asked Questions

Straight answers to the questions we hear most often about this service.

Will pressure washing damage my siding?

Not when it is done with the right pressure and technique. Vinyl, fiber cement and wood siding are soft-washed: low pressure, a cleaning solution that does the work, and water directed downward so nothing is forced behind the laps. High pressure is reserved for concrete. That is the difference between cleaning a house and scarring it.

Is washing really necessary before painting?

Yes. Paint bonds to a clean surface, not to the chalk, dust, pollen and mildew sitting on top of it. Skipping the wash is one of the most common reasons an exterior paint job peels early. Every exterior painting and deck staining project we quote includes the wash and the drying time that follows.

What is the green or black growth on my siding?

Usually algae (green) or mildew (black or gray), both common on shaded, north-facing walls and under gutters in Northern Virginia's humid climate. A house-wash solution kills it at the root rather than just rinsing the surface, which is why it stays away longer than a plain water wash.

How do you protect plants and pets during the wash?

We wet down landscaping before we start, rinse it thoroughly afterward, and keep the solution off lawns and beds as much as possible. We ask that pets stay inside during the wash and until surfaces are rinsed. Tell us about a vegetable garden, a koi pond or a well head and we will work around it.

How often should a house be power washed?

Once a year is a sensible rhythm for most Northern Virginia homes, and spring, after pollen season, is the popular time. Shaded lots and homes near woods may need it more often; a sunny, open lot can go longer. Washing is also the first step before any exterior painting or deck staining.
