Exterior Painting in Northern Virginia

Curb appeal that holds up through humid Virginia summers and freeze-thaw winters. We wash, scrape, prime and apply two coats to siding, trim, shutters and doors — and we stand behind the work.

What We Paint Outside

Vinyl, HardiePlank and other fiber cement, wood lap siding, cedar shakes, painted brick, stucco, and the mixed brick-and-siding colonials found across Fairfax, Loudoun and Prince William. Trim, fascia, soffits, shutters, porch ceilings, railings, garage doors and front doors belong to the same scope. If your HOA has an approved palette, we work from it, and we can match your existing colors from a chip. Vinyl gets vinyl-safe colors so the panels do not warp in the afternoon sun. A full repaint is also the right moment to fix the small problems — a run of rotted trim, a gap at a window casing, failed caulk along a seam — before they turn into water damage behind the siding.

How We Prep and Apply

Exterior paint fails at the prep stage, not in the can. We start with a low-pressure wash to remove dirt, mildew and chalking, then let the house dry. We scrape and feather-sand peeling paint, spot-prime bare wood, and renew the caulk at trim joints, window casings and siding seams. Small sections of wood rot are cut out and repaired; anything larger is flagged for you before we go further. Windows, landscaping, walkways and light fixtures are masked or covered. We spray siding and back-roll it so the paint is worked into the surface, and brush trim, shutters and doors by hand. Two coats of Sherwin-Williams Duration Exterior or Benjamin Moore Aura Exterior go on inside the temperature and humidity window the manufacturer specifies.

What to Expect During the Project

Exterior work follows the weather, so we schedule with a buffer and tell you the same day if rain shifts the plan. If your HOA needs to approve the colors, we set the start date after that sign-off so the job never stalls halfway. A typical two-story home takes several working days from wash to final coat, with drying time built in between steps. You can stay home the whole time; we ask only that cars are out of the driveway and windows stay closed while we spray. Ladders and equipment are stowed each evening and the yard is left the way we found it. At the end we walk the whole exterior with you, touch up anything you spot, remove every piece of masking, and leave labeled leftover paint for future touch-ups.

Frequently Asked Questions

Straight answers to the questions we hear most often about this service.

What time of year is best for exterior painting in Northern Virginia?

Spring through fall. Exterior paints cure properly when surface temperatures stay above the manufacturer's minimum and humidity is moderate, so April through October is the core season here. We do not paint during rain, right after it, or when a hard freeze is forecast overnight, and we build weather days into the schedule.

Can you paint vinyl siding?

Yes, with the right product and color. Vinyl expands in heat, so we use exterior paints formulated for vinyl and choose from the vinyl-safe color ranges Sherwin-Williams and Benjamin Moore publish. Going much darker than the original color is limited for that reason; we tell you which shades are safe before you choose.

How long will an exterior paint job last?

It depends on the surface, the sun exposure and the prep. With a thorough wash, scrape, prime and two coats of a premium exterior paint, most Northern Virginia homes go many years before they need more than touch-ups. South- and west-facing walls fade first, and dark colors in full sun show it soonest.

Do you repair rotted wood before painting?

Yes. Small sections of rotted trim, sills or fascia are cut out, filled or replaced, and primed as part of the prep. Larger structural rot, damaged siding panels or anything that needs a carpenter is flagged during the walkthrough and priced as its own line, so nothing is hidden inside the paint quote.

Will you help with HOA color approval?

Yes. Many Northern Virginia neighborhoods require architectural review before an exterior color change. We provide the manufacturer, color names and codes, and sheens for your application, paint a sample board if the committee asks for one, and work from your HOA's approved palette when one exists. Submitting the application stays with you as the homeowner.
